CAPSTONE CONTRACTS WITH WITH AN INDEPENDENT AGENCY TO PERFORM INVESTIGATIONS OF APPLICANTS SUBMITTED INFORMATION. ALL INFORMATION SUBMITTED TO THE INDEPENDENT AGENCY IS SUBMITTED BY YOU. YOU MUST SUBMIT TRUE, FACTUAL INFORMATION. SUBMITTING FALSE INFORMATION IS STAND-ALONE GROUNDS FOR REJECTION.

  • Capstone will receive a report of “approval” or “rejection” from the independent agency.

  • You will receive a written notice (by mail or email) if your application is rejected.

  • Tenant screening reports are considered confidential and for Capstone Investments use only. This report WILL NOT be provided to applicants.

CREDIT, CRIMINAL, CIVIL RECORDS, LANDLORD, EMPLOYER, AS WELL AS ALL INFORMATION YOU SUBMIT, WILL BE INVESTIGATED.

CAPSTONE REQUIRES A PROPERTY TO BE VIEWED AND INSPECTED THOROUGHLY PRIOR TO THE ACCEPTANCE OF AN APPLICATION.

CAPSTONE DOES NOT AND WILL NOT ADVISE ANY PROSPECTIVE APPLICANT THAT ANY REPAIRS, ALTERATIONS, PAINTING, CLEANING, ETC., WILL BE MADE.

  • After viewing a property thoroughly, if there are any repairs, alterations, painting, cleaning, etc., required to be made for your acceptance of the property, you MUST provide a written request of repairs necessary to Capstone Investments. Capstone does not own any of the properties, therefore, the Landlord must give the approval or denial of your requests.

    • Capstone WILL NOT hold properties waiting for a response from a Landlord to prospective requests from applicants for repairs to be made.

    • Capstone will provide to you, IN WRITING, those items the Landlord will address and the time frame for completion.

    • A SUBMITTED APPLICATION WILL BE CONSIDERED AS AN ACCEPTANCE OF THE PROPERTY “AS IS”

ONLY TWO (2) ADULTS, WHO ARE NOT RELATED, ARE PERMITTED TO LIVE IN A PROPERTY, UNLESS THE LANDLORD OF THAT PROPERTY GIVES PERMISSION FOR AN EXCEPTION.

APPLICATIONS NORMALLY TAKE 3-5 BUSINESS DAYS TO PROCESS, BUT, MAY TAKE LONGER. PROCESSING TIME IS GREATLY INCREASED BY LACK OF APPLICANT INFORMATION PROVIDED AND RESPONSE TIMES TO INQUIRES TO LANDLORDS AND EMPLOYERS. INCOMPLETE CONTACT INFORMATION FOR LANDLORDS AND EMPLOYERS CAN CAUSE LENGTHY DELAYS IN PROCESSING.

PETS

MAKE ABSOLUTELY SURE YOU INQUIRE IF PETS ARE ALLOWED, AND IF SO, WHAT KINDS. IF PETS ARE PERMITTED, A NON-REFUNDABLE PET FEE WILL BE REQUIRED AS DIRECTED BY THE PROPERTY LANDLORD. NORMAL PET FEES ARE $400.00 FOR ONE (1) PET AND $100.00 PER EACH ADDITIONAL PET.

  • The property Landlord has the right to refuse certain types and breeds of pets. The Landlord may also restrict the size of a pet.

    • Under NO circumstances will dangerous dog breeds, or their mixes, be permitted.


APPLICATION FEES

CREDIT/DEBIT CARD PAYMENTS ONLY for online applications. Payments are submitted directly to the third party with your application.

Application fees are for the investigation, reports, and processing. APPLICATION FEES ARE NON-REFUNDABLE AND DO NOT GUARANTEE APPROVAL.

ALL APPLICANTS INTENDED TO BE LISTED ON THE CONTRACT OR LEASE AS A LESSEE, REGARDLESS OF AGE, must submit an application and pay the application fee. All lessees on the contract are held financially responsible for all the terms of the contract or lease.

$50.00 PER APPLICANT

  • Husband and wife are considered as one. A copy of your marriage license or two (2) photo IDs showing the same last name may be required.

$50.00 EACH ADDITIONAL APPLICANT

  • All occupants over the age of 18 must submit an application.

APPLICATION GUIDELINES

READ CAREFULLY ALL OF THE FOLLOWING GUIDELINES AND REQUIREMENTS BEFORE APPLYING FOR ONE OF OUR LISTED RENTAL HOMES

Applicants must have given their present landlord appropriate intentions to vacate.

  • Each applicant must submit a copy of a valid social security card and a photo ID such as a drivers license, passport, or government ID card.

  • Each LESSEE applicant must verify gross monthly income equal to or greater than three (3) times the monthly rental rate.

    • Bonuses, child support, and overtime are not used to figure income.

    • EXCEPTION: The combined gross income of married couples will be considered to meet the income requirement.

Co-signers are not allowed for lessees on contract or leases.

Proof of good credit is absolutely required.

  • A credit score of 525 or lower is considered stand-alone grounds for denial.

  • No credit history is considered stand-alone grounds for dismissal.

  • Delinquent accounts, accounts in collections, and accounts that have been written off due to not being paid, cause bad credit reports. Such accounts can be stand-alone grounds for denial.

  • Credit history (how you pay) findings is our #1 cause for application denials.

Applicants must have satisfactory or better tenancies with all past landlords.

  • If eviction paperwork has been FILED against you by a Landlord, your application will be denied.

  • Past landlord reports of non-payment of rent, late payments, noise and disturbance complaints, illegal activities, or damaging property are stand-alone grounds for denial.

Criminal and civil records are investigated thoroughly.

  • Felony convictions my be stand-alone grounds for denial (HUD & FHA guidelines followed).

  • Being registered as a sex offender or convicted for selling or manufacturing methamphetamines is stand-alone grounds for denial.

IF YOUR APPLICATION IS APPROVED

A NON-REFUNDABLE BINDERS FEE OF $250.00 WILL BE REQUIRED TO BE PAID WITHIN TWENTY-FOUR (24) HOURS OF APPROVAL. THIS WILL BE APPLIED TOWARDS YOUR SECURITY DEPOSIT. (WARNING: AVOID SCAMS. ALL BINDER FEES MUST BE PAID AT OUR KANNAPOLIS OFFICE BY CASHIER’S CHECK OR MONEY ORDERS MADE PAYABLE TO CAPSTONE INVESTMENTS LLC. ABSOLUTELY NO EXCEPTIONS).

UPON PAYMENT OF BINDERS FEE, ALL LESSEES MUST COMPLETE THE LEASE OR CONTRACT WITHIN THREE (3) BUSINESS DAYS.

CAPSTONE INVESTMENTS ALWAYS REQUIRES A MINIMUM OF ONE (1) MONTHS RENT, PLUS SECURITY DEPOSIT AND ANY ADDITIONAL DEPOSIT FEES (SUCH AS PET DEPOSIT FEES, KEY DEPOSITS, ETC.) BE PAID IN FULL WHEN CONTRACT OR LEASE IS SIGNED.

ADDITIONAL REQUIREMENTS WILL APPLY BEFORE KEYS WILL BE ISSUED, SUCH AS, ALL UTILITIES PUT IN LESSEES NAME(S), PROOF OF RENTERS INSURANCE, ETC.
